West Savage Update

West Savage active inventory is sliding rather than growing this spring - at now just 14% of what is typical for this time of year.  This number is 10 percentage points lower than last month.  For comparison, we pulled out our May 2012 West Savage Update and noticed that where this year
there are 4 active listings in West Savage, there were 10 last year at this same time, and back then, that number was low.  This year only 2 listings are new as of the last 45 days, whereas last year, 5 were.    

The housing shortage is not lost on buyers, who are growing frustrated and concerned by the lack of available homes to view.   Sellers who need to move, however, have much to smile about with reduced competition and decreased market times. 

The next logical question many ask is:  How does this translate into pricing?   Multiple offers are growing common.  (The other day one of us was showing a house priced at $349,900 two hours after it hit the market, and there were four showings going on at the same time.  By nightfall, there were three offers on the house.  Pricing is inching upwards, but appraisals are still stringent.  Agents
across the south metro are still seeing low appraisals from time to time.  Pricing still needs to relate to the comps.   

One of the most notable changes we are seeing is the movement of the $300K-$400K market, which was stagnant just two years ago.  This market is currently experiencing rapid absorption.  Yesterday we ran stats for a client:  In 719 schools, there were only 3 single-family homes available for sale priced between $300K and $375K.  It is clear our market needs quality homes in this price range.  Families are waiting.   If you or someone you know has considered selling your home, now is time to start the wheel in motion.

Our West Savage absorption rate is 1.01.  That means if zero new homes come on the market, it will take 1.01 months to sell our existing inventory.

Gov. Dayton signed additional radon disclosure into law - effective Jan. 1, 2014

New Law:   On Tuesday May 7th, Governor Mark Dayton signed SF 887, the “Radon Awareness Act (RAA),” into law.  The RAA, incorporated as the first article of the Minnesota Department of Health’s (MDH) omnibus policy bill, was carried in the House by Rep. Carolyn Laine, DFL-Columbia Heights and Sen. John Marty, DFL-Roseville. 

The bill creates new seller disclosure requirements for radon.  Radon testing before property transfer is not required by the bill. 

The final language of the RAA was the result of negotiations between MNAR (Minnesota Association of REALTORS), the Minnesota State Bar Association, and the MDH.  Although MNAR informed legislators and MDH that sellers aware of elevated radon levels must already disclose that information to buyers, it was clear that more specific radon disclosure requirements were going to receive serious consideration by the Legislature.  Therefore, MNAR advocated that that any new radon disclosure requirements should be provided in a manner consistent with existing seller disclosure.

The new radon disclosure requirements are effective for agreements to sell or transfer residential real property executed on or after January 1st, 2014.

Weekly Market Update, for the week ending April 27

 

National trends persistently show an increasingly competitive market. Low inventory and rising sales figures have caused homes to sell in fewer days at higher prices after multiple offers. If the rumors are true, the U.S. Department of Housing and Urban Development may have some foreclosure inventory to ease some of the pressure.

However, until they and other property holders actually put homes on the market, buyers will be forced to either bid higher or jump in with dwindling options. While the wider picture is in flux, your local market's story is the one that matters. Let’s take a look.

 

In the Twin Cities region, for the week ending April 27:

• New Listings increased 2.9% to 1,519

• Pending Sales increased 17.3% to 1,308

• Inventory decreased 28.8% to 13,291

For the month of March:

• Median Sales Price increased 17.7% to $176,500

• Days on Market decreased 24.3% to 109

• Percent of Original List Price Received increased 3.1% to 95.0%

• Months Supply of Inventory decreased 38.0% to 3.1

If you read our blog, you are probably aware that the market inventory is very low, particularly in the $300,000-$350,000 price range.   We have numerous buyers looking for homes in-and-around that price range and are wondering if you (or anyone you know) might be interested in entertaining a showing and/or possible offer from one of our buyers.   Specifically, we have buyers looking for: 

• FAMILY 1:    719 Schools, 3-4 BR Up, Two-Story, $350,000 - $400,000.  The higher the price on this scale, the more a finished basement is preferred.   PROPERTY LOCATED

 

• FAMILY 2:    719 Schools, 3-4BR Up (preferably 4), prefer to be near Glendale Elementary, $300K - $330K    PROPERTY LOCATED

 

• FAMILY 3:    Rambler townhome with main floor master with a separate bedroom and full bath in lower level. Would love a “white kitchen” but not required.  Savage or just north (across the river)  $225K

 

• FAMILY 4:    719 Schools, preferring to stay in Savage but the northern side of Prior Lake would be fine.   3-4 BR Up, Must have a 3 car garage and a private backyard, $330K range.  A finished basement would be a huge plus for this family.   Summit Ponds neighborhood would be ideal. 

 

• FAMILY 5:    Nice neighborhood (love The Pointe), 3-4 BR on one level, up to $330K in good condition.

 

• FAMILY 6:   719 or 720 Schools, 3-4 BR on one level, private lot a must.  Buyer is handy and can do some work to home if necessary but cannot do a full overhaul.  $280K-$340K.  Two-Story preferred.   Open floor plan. 

 

• FAMILY 7:    719 Schools preferred, 721 Schools possible.  3+BR Up. Would love a flat backyard for kids to play.  3 Car garage.   Up to $350K. 

 

• FAMILY 8:    Savage, Prior Lake or Lakeville.   4BR ideal.  Acreage and/or very large PRIVATE lot.  Up to $425K

 

• FAMILY 9:    719 Schools in Savage (no Prior Lake), Glendale Elementary district preferred.  Price above $400K.  Amberwood, Woodhill or Kings Court are possibilities.  Two-Story.
