West Savage Update - December 2014

Inventory in West Savage dropped 38% this month, which is pretty typical for around the holidays.  Those sellers who have stuck with the market into the period between Thanksgiving and Christmas are hopefully seeing positive side effects as purchase agreements continue at roughly the same pace as last month.  

In addition to the eight pending listings in West Savage, two of the active listings have purchase agreements on them (in The Pointe and Summit Ponds.)  Both are waiting on lender approval before they can pend.  

Of the eight closed properties this month, two were foreclosures (Amberwood and Heatheron Ridge) and six were traditional.  Both foreclosures were in good, clean, condition.  It’s also refreshing to see some closings in the higher price bracket over the past few months – from the mid-$400’s up into the near $500’s. 

This month, both single family and townhome inventory in Savage and Scott County have declined.  The West Savage absorption rate is 2.43 this month.  That means if zero new homes come on the market, it will take 2.43 months to sell our existing inventory.

Savage Alliance & City of Savage Will Meet to Discuss Workforce Housing on June 9

The coalition to fight the proposed Workforce Housing project is meeting on June 9 to have some serious conversations with the City of Savage to determine where the City is at with the project, and to discuss viable alternatives. 

 

The Alliance would like to see as many West Savage residents at the meeting as possible.  Mayor Janet Williams is also a confirmed attendee.  Below is the agenda for the meeting, being kicked-off by Summit Ponds resident Joel Hillyer.

The neighborhood of Heatherton Ridge features 67 large, single-family homes with spacious yards, built between 1991 and 2004, with a majority of homes being built in the late 1990's. 

Heatherton Ridge features a large park and wetlands.  It is located in Prior Lake - Savage School District 719. 

Weekly Market Activity Report

The month's supply of total inventory in the Twin Cities housing market fell slightly to 9.5 months for October, which is 3.9 percent below last October. While the downward year-over-year movement is encouraging, we are still far from a balanced market.

Home values continue to experience downward pressure as lender-mediated foreclosure and short sale properties maintain their relatively strong market share. 

The lower price ranges remain a hotbed for activity. For instance, sales under $120,000 have increased 178.0 percent in the last year, jumping to 5,473 sales during the last twelve months compared to 1,969 during the twelve months prior to that.

The big letdown in home sales that many of us have expected following the recent drops in consumer confidence has yet to materialize in the Twin Cities housing market. For the week ending October 25, there were 602 pending sales, up 17.1 percent over the same week last year. Despite the uncertainties swirling in the general economy, home sales continue to post year-over-year increases every week. Lender-mediated sales continue to grow market share, as 51.1 percent of pending sales for the most recent reporting week were foreclosures or short sales, which should mean continued declines in median sales prices.

New listings for the same week were down 2.0 percent from the same week in 2007, and the total number of active homes for sale is down by 9.2 percent year-over-year.

The updated Supply-Demand Ratio of 10.72 for this week's edition of the MAAR Weekly Market Activity Report incidates that there will be approximately 10.72 houses for every buyer during the month of November. This is down 13.9 percent from November 2007's figure of 12.45.
