Housing Inventory in West Savage is Down....That's Good!

Inventory remains unchanged in West Savage in the month of June compared to May, with 23 homes on the market.  The typical spring inventory is 28-30 homes, so we are down relative to years past.   
And that is GOOD.   Sellers right now do not want a lot of competition! 

Curiously, pending sales in June of 2010 hovered around 7, whereas this month, pending sales sit at 3.    What is of particular interest is that June 2010 felt sluggish due to the tax credit (since all purchase agreements needing to be finalized by April 30 in order for buyers to receive either the $8000 or $6500 tax credits), whereas this year, buyers are active and looking at everything. 

The newest listing activity in our market in the past month has cropped up in Oak Hills and Woodhill, with two new listings in each neighborhood.  The Pointe also has had three new listings crop up....two in the past two days alone. 

Summit Ponds/Vistas saw a home sale fall through (a foreclosure) and it is back on the market this month.    Sales are occurring all over the board neighborhood-wise, with the highest concentration (2) in The Pointe.  Two-story homes are moving much more quickly than the ramblers at this time, which is normal for spring market.

Single family and townhome inventory in Savage has remained virtually unchanged, while Scott County (as a whole) inventory is rising steadily.   Our West Savage absorption rate is 9.85.   That means if zero new homes come on the market, it will take 9.85 months to sell our existing inventory.

West Savage Sales are Up - Short Sales are Down

West Savage inventory is sitting at 28 homes on the market, with a majority of homes concentrated in the $300K-$400K range.  There is a lot of competition!  Additionally, new construction just to the west in Shakopee has been a big draw for buyers in the $300K range, as new construction prices have come down substantially.

 

The shock of short sales and foreclosures continues in our neighborhoods, though the demographics have changed.  Fortunately for The Pointe neighborhood, short sales have cooled.   They are continuing to emerge in Oak Hills, Woodhill, and most recently, St. Clair Bluffs, and most have no yard signs.  14.3% of our ACTIVE West Savage inventory are short sales, while 33% of our PENDING inventory are short sales/foreclosures.   

 

Once a non-issue, FINANCING has become the new F-word of real estate.  Funds are still very much available. However, appraisals are unforgiving and lenders are exercising high caution.  Underwriters are re-checking buyer’s job history and credit scores the day before closing.  On one recent transaction, the night before closing, the lender required we photograph a replaced window, a plumbing patch, and oddly, a repaired dishwasher (with thumbs-up to show it was in working order), with the requirement that all photos be emailed to the lender that evening.  Financing is somewhat volatile at this time, and for this reason, it is important to be working with a professional organization that is tuned-in to what is going on in our industry. 

 

 

West Savage Seeing Sales

Listing inventory is hovering around typical numbers, while pending sales have increased dramatically.  The eight pending sales in West Savage have primarily occurred in The Pointe and Oak Hills neighborhoods.  

 

Buyers are choosier than ever – in this market they can be.  They demand perfection for the best possible price. 

 

Many factors are expected to have an impact on the housing market – some positive, some not.  For starters, the federal government stopped buying mortgage-backed securities on March 31, and the result has been an increase in interest rates, which are now at 5.25% compared to 4.825% just last month.   (This is still very low!)  The tax credits are coming to an end, and people are scrambling to get purchase agreements written by April 30^th.   And HAFA, which we mentioned last month, just upped the amount it was paying homeowners going into foreclosure for relocation costs to $3000, up from $1500.  

 

So where are home prices going?   Harvard just put out a comprehensive report on it.  We discuss this further at WestSavageBlog.com on an earlier post titled THE CRYSTAL BALL OF HOME PRICES.  It's fascinating.

West Savage Market is Waking Up

We all know from last month that the inventory has grown, and rapidly so.  The most notable activity took place in The Pointe neighborhood, which saw nine houses hit the market in the past 60 days.   The Oak Hills neighborhood also has seen some significant activity, including new listings, a short sale and a foreclosure hitting the market, and some price reductions.    

 

We are seeing a trickling of sales begin, with three new pended sales.  These are the first West Savage has seen since November of 2009.  Our sleepy winter period is starting to (hopefully) rouse.     

 

Short sales are about to get more interesting on April 5.  A new program called HAFA (Home Affordable Foreclosure Alternatives) is being put into place to provide incentives to sellers to sell short and prevent foreclosures.  This program will pay out up to $1,500 for relocation assistance, to help “short” sellers move out of homes.   There are 43 pages of guidelines regarding the program and much is yet to be learned.   More on WestSavageBlog.com about this later…..
